From the first meeting, I knew this home had great potential, but pricing was going to be key. During our initial conversation, the sellers and I discussed the market, and they were hopeful to price the home at $850k. We agreed to try it and see what kind of interest we could generate.
To ensure the home was presented in the best light, I personally staged it with the help of my friend Ashley Picarillo, who has an incredible eye for design. After a couple of open houses with little interest, it became clear that the price was too high for the market. We had a tough but necessary conversation about adjusting the price. The reality is, no matter how beautiful a home is, it won't attract offers if it's priced above what buyers are willing to pay.
After careful consideration, we dropped the price to $699k on a Friday. By Sunday, the difference was undeniable. The open house was packed with potential buyers, and by the afternoon, we already had six offers on the table. This experience was a clear reminder that trying the right price can make all the difference. A well-priced home not only sells faster but also generates more competition, which can lead to multiple offers and a smoother sale. It’s far better to price competitively and sell quickly than to let a home sit on the market for weeks or months without movement.
